Home inspections are preformed in accordance with the guidelines and protocols of the National Association of Certified Home Inspectors. Your home inspection report will come to you in a professionally bound easy to read format. You can even download Hancock Home Inspection's 150 page Report Supplement and Maintenance Guide, under the Maintenance Guide tab to the left.
Radon Testing – $145.00
HHI is a DEP certified tester (#1712) and can provide you quality, no conflict of interest radon testing, ensuring a safe environment for you and your family. Radon is a class A carcinogen and is the second leading cause of lung cancer. Septic Evaluation – $175.00
HHI became a Pennsylvania Septic Management Assoc. (PSMA) member in 1995 and has conducted hundreds of Septic Evaluations for over twenty-five years. The PSMA is the ONLY agency with standards & protocols established for performing a septic evaluation. Hancock Home Inspections makes every effort to perform it's Septic Evaluations in accordance with PSMA / NOF (National Onsite Foundation) guidelines. A Hancock Home Inspection's Septic Evaluation goes well beyond a dye test only evaluation that many home inspection companies offer. HHI's evaluations include a comprehensive review of the septic tank to include checking solid levels, inspection of the baffles, and overall physical condition. It will also include a review of the absorption area. HHI's fees are based on the septic tank being made accessible by others prior to our arrival. Follow up evaluations, locating, and uncovering will require additional fees.
Many home inspection companies offer only a dye test as a means of evaluating the septic system. A dye test only is not a proper means of evaluating an on-lot system. Wood Destroying Insect – $95.00 (outbuildings additonal)
As an accredited member of National Pest Management Assoc. (NPMA) and the PA Pest Management Assoc., you will receive a quality WDI inspection with no conflict of interest by not offering remedial services. A HHI WDI Report is the most comprehensive in the industry to include a listing of conducive conditions known to inhibit wood destryoing insects.
*VA Wood Destroying Insect Inspections maybe priced higher due to the fact that ALL OUTBUILDINGS need to be inspected.
Water Quality Analysis
HHI can provide all the necessary water testing services for your real estate transaction. HHI does not perform the analysis in house, but rather utilizes the services of a fully certified laboratory in Williamsport, PA. All samples are drawn at point of use locations unless specifically requested otherwise. This ensures proper functioning of any treatment system present at time of sampling.

- Prices are based on the greater Lock Haven Area. HHI reserves the right to charge a travel surcharge for long-distance travel especially for Radon Testing services which require two trips to the property for the testing process.
